Late checkout requests will be accommodated if possible based on other reservations.

Close and lock all windows
Log out of your apps on the TVs
Load dirty dishes in the dishwasher
Take out garbage and recycling
Check for all belongings

The city of Palm Springs has strict requirements for vacation rental guests. Note that these apply to all vacation rentals in Palm Springs and are not unique to our property.
Must be 25 to rent
No more than 8 overnight guests, plus up to 2 children
No more than 4 additional daytime guests
No outside amplified noise. Any music played must be inside and inaudible at the property line. This means you cannot play music at the pool.
No more than 4 cars
Any violations and fines are the responsibility of the renter. Absolutely no parties.

No smoking indoors
Swim at your own risk, no lifeguard on duty.
No eating in the pool/hot tub.
No glass on the pool deck.

The Familiar Modern features a Sonos whole-home audio system.
Speakers are located in the family room, game room, primary bedroom and casita. Please do not relocate the speakers. They are not allowed to be used outside under any circumstance.
If you already have the Sonos app, it should automatically detect the system once you join the WiFi. If you do not have the app, there is an iPad with the app installed located in the niche next to the TV in the family room. The code for the iPad is 1441.
The Sonos speakers are also compatible with Apple AirPlay™ and Bluetooth.

Smart TVs are located in the family room, the game room and all bedrooms. They are connected to the internet and feature apps for major streaming services. If you log into the streaming apps during your stay, please remember to log out. All of the TVs are Apple AirPlay™ compatible.

There are three thermostats for the property. The first is located in the family room and controls the family room, kitchen, dining area and game room. The second is located in the primary bedroom and controls all of the bedrooms in the main house. The third is located in and controls the casita.
During your stay, you can control the temperature. The system will not allow you to set AC below 74F or heat above 74F.

The family room and all of the bedrooms have ceiling fans with lights. The fan and the light are turned on or off by the same wall switch. The switches are labeled in all rooms. Next to the switches are wall mounted remote controls that turn the lights on or off and control the fan speed. To turn the fans completely off, there is a power button on the side of the remotes.

The outdoor pool patio has ceiling fans with lights. The fan and the light are turned on or off by the same wall switch. The switches are labeled and located in the dining area, casita and in the primary bedroom next to the sliding door. Next to the switches are wall mounted remote controls that turn the lights on or off and control the fan speed.

The neon sign on the patio is controlled by a remote located in the drawer of the console table next to the sliding door adjacent to the dining area. The remote does not work through the window and must be pointed at the sign outside.
Pool Area

There is a post next to the spa with controls for the pool and spa.
The leftmost button starts the spa jets.
The second button from the left turns the spa heater on or off. When the spa heater is engaged, the waterfall into the pool will stop and the spa will begin heating. The temp is set to 104F. Depending on ambient temps it will take 30-90 min to get to temp.
The third button from the left turn the spa lights on or off.
The button on the right turns the pool light on or off.

There are two space heaters on the patio
To light them, lift the bottom cover to expose the propane tank and ensure the valve on the tank is turned fully counter-clockwise to open it. Then use the dial near the top of the heater to light it.
Please be mindful to keep the heaters 4 or more feet from the hedges.

There is a fireplace located on the patio between the casita and the main house. Turn the dial counter clockwise and it will light automatically.

There is an umbrella in the pool on the soaking ledge.
To open, lift from the center. When the center support passes above the pinhole insert the pin to hold it in place.
Please lower the umbrella when the weather is windy or when the umbrella is not in use.

There is a Meyer lemon tree located behind the Casita. Please help yourself to fruit during your stay.

There is an outdoor shower located on the south wall of the primary bathroom.
Kitchen

There is plastic outdoor dishware located in the kitchen cabinets, including plates, serving dishes, and drinkware. Please do not take any glass or ceramics onto the paio or pool deck.

The refrigerator has hand holds on the top and bottom of the doors.
The bottom of the left door also has a handle to open the beverage center. The beverage center has a water dispenser and a pitcher that is automatically filled when the door is closed.
The freezer has an ice maker.
Maintenance

The pool is cleaned twice per week, typically at the beginning and end of the week. Cleaning doesn’t happen on weekends.

The landscapers come once per week, typically on Tuesdays.

Trash and recycling are collected on Thursdays. There is no need to take the cans to the curb. The disposal company will move the cans from the side of the house.
